Planning a New Urbanist Neighborhood in Lewis Center
Evans Farm is envisioned as a master planned community unlike any other in the region. Spanning more than 1,100 acres, the plan embraces New Urbanist principles to guide its structure and create a place where streets, parks, and civic spaces knit together a true town framework. From the first studies to the detailed design of its streetscapes, EDGE has been instrumental in shaping both the vision and the practical steps needed to bring this ambitious community to life.
The development plan balances scale with intimacy. At full build-out, Evans Farm will include a mixed-use town center, up to 850 multifamily residences, and 2,200 single-family lots. Thirty-five percent of the overall site is dedicated to green space, ensuring that parks, trails, and natural systems form a cohesive network. This system not only ties neighborhoods together but also establishes a landscape framework that reinforces character, identity, and access to the outdoors.
EDGE’s role has been both technical and visionary. The team guided entitlement across two townships, navigating the approvals and partnerships required for a project of this size. At the same time, design studies for the town center and neighborhood parks have carried the master plan principles into tangible places for gathering, recreation, and commerce. Streetscapes and site furnishings were detailed with the human-scale in mind, integrating elements that make the public spaces comfortable and distinctive.
