Set among the forests and expansive mountain views, Owl’s Nest was already established as a premier golf resort when the owner engaged EDGE in 2020. The acquisition of 220 additional acres, including a former quarry, created an opportunity to expand the guest experience through new lodging, residences, event venues, and year-round recreation. EDGE developed the master plan for this ambitious expansion and has remained involved as the resort continues to grow.

The plan organizes development around the 10-acre Lake Harold, with a loop road connecting distinct destinations across the property. In warmer months, the lake supports kayaking and swimming; during winter, it becomes a setting for ice skating. A loop trail links event venues, accommodations, open spaces, and future development sites while supporting walking, biking, snowshoeing, and cross-country skiing. Together, the lake, road, and trail network establish a connected framework for exploring the resort while preserving a close relationship with the surrounding landscape.

The Lakehouse and Boathouse provide distinct waterfront settings for weddings and conferences, complemented by beach access. Adjoining the Boathouse, a heated Junior Olympic saltwater pool, 15-person jacuzzi, and poolside bar create an inviting destination for guests throughout the day. Adjacent to the former clubhouse, the Sunset Pavilion introduces another premier event venue with sweeping mountain views.

Lakeside Villas and Lafayette Lodge expand the resort’s rentable accommodations. South Lake Townhomes and North Lake single-family residences offer opportunities to live within the community, while future Mountain Villas will add residences along the trail network. Each development area connects residents and guests with recreation, events, and shared open spaces.

A 25-court racquet complex offers red clay tennis, pickleball, and platform tennis courts while accommodating tournaments and special events. SportsNest serves as the resort’s new golf shop and check-in facility. “The Hoot,” a future nine-hole golf course, was planned in coordination with Northeast Golf Company and will wrap around Lake Harold, complementing the established 18-hole course. A future Sportsplex with an indoor pool and bowling alley will extend the recreation program through New Hampshire winters.

Across the 220 acres, the master plan creates a resort experience with something new around each corner. Guests can stay beside the lake, gather at a waterfront venue, explore the trail network, or spend a full day moving between recreation areas. For residents, these same destinations become part of everyday life in the mountains. This carefully connected mix advances the vision for Owl’s Nest as a complete resort community and gives visitors an unforgettable experience.
